We believe a combination of proper pricing and sufficient exposure is what is needed to sell your home. The MLS, which is an internet based listing service, is by far and away the best way to get this exposure. For a flat fee, we place your property on the MLS along with other advertising websites such as Realtor.com and Chicagotribune.com.
Typically, when working with a traditional real estate company you sign a contract that pays them a commission of 5-6% of your homes selling price. In return they agree to place your home on the MLS, schedule showings and help with the contract negotiation process. The listing agent then usually splits (Co-Ops) the commission 50/50 with the buyer's agent. However, it’s interesting that the seller’s agent doesn’t always even do the showings, especially in suburban areas. Much of the “added marketing” a full service agent does is to show their client they are trying every avenue, yet most of this just advertises the agent and is simply not cost effective.
With our Flat Fee MLS Listing program and on-going guidance, the FSBO seller can cut their total commission in half by doing most of the work traditionally done by the listing agent. All the seller pays is the buyer's agent portion of the commission at closing (typically 2%-3%) plus $399 to us at the listing appointment. Additionally, if the buyer isn't working with an agent, no commission will be paid, saving you even more.
